Before and After Closing Tips
If you are a purchaser, your lender will require you to have homeowners insurance prior to closing. It is a good idea to have this as soon as possible to prevent your closing from being delayed.

If you are a seller, we will need any mortgage information you have on the property you are selling such as the lender, the loan number, customer service number and social security number. Sometimes, we will need written authorization from you to obtain payoffs. Please do not order payoffs for the closing yourself without contacting our office. Most lenders charge for payoff statements and we don't want you to be charged twice.

If you are refinancing your property and will be paying off other debts such as credit cards please drop your most recent statements and envelopes off at our office. We will need these to make sure your accounts are credited properly. Your lender will require proof of homeowners insurance, so please contact our office with your insurance information.

We know at the closing table, you have to go through a lot of paperwork. Please file your paperwork in a safe place. If you are a purchaser and the property you purchased is your primary residence, please don't forget to sign up for your homestead exemption in the county you will reside.

If you are the seller, you will need your papers for your tax preparer or accountant.

Let us remind you that county taxes and (city taxes if applicable) are prorated on your hud. Sellers your portion of the taxes are taken out of your proceeds at closing and purchasers you are credited with the portion that is due by the seller. Therefore, the purchaser will be responsible for the taxes at the end of the year. Sellers if you receive the tax notice, please forward to the buyer or to our office and we will make sure the purchaser receives the tax bill.
